3 Bedroom House in Shaldon

Roxburgh is a unique and spacious three bedroom river fronted property, providing couples and families with the most perfect coastal holiday home.
Set in the quiet location of beautiful Shaldon Village, Roxburgh is well positioned on the river front and has the benefit of being central for all village amenities including a range of award winning pubs, shops and cafes, it even has a small conservation zoo and an 18 hole pitch and putt golf course. There are two sandy beaches to be enjoyed just a short walk from the property.
The pretty seaside garden at the front of the house is perfect for al fresco dining where you can observe activity on the river whilst relaxing with a glass of wine!
The space:-
Our house directly overlooks the river with uninterrupted views from both the house and the garden. Access to the river beach is literally meters away and the river is popular for swimming, kayaking, rowing, sailing, fishing and paddle boarding.
Inside the house you will find that the kitchen is well equipped with an induction hob, oven, kettle, toaster and fridge freezer. All crockery, cutlery, glasses, pots, pans and general utensils are provided for your use.
The utility room can be found down two small steps off the back of the kitchen and this houses the washing machine and tumble dryer and also provides access to the downstairs toilet. In addition, a pantry area has a butlers sink, additional workspace, microwave and a dishwasher.
The open plan kitchen/dining room provides comfortable seating for 6 people. A wood burning stove is located in this space.
The hallway leads to a large and spacious living room area which overlooks the front garden and offers fabulous river views. This large area can be divided into two separate and flexible spaces, the second of which provides direct access to the rear sunny courtyard area via french doors.
The stairs lead up to the first floor where two bedrooms and a family bathroom are located. The large master bedroom with en-suite shower room is at the front of the house and has excellent river and sea views.
The second bedroom has good views to the rear of the house and overlooks the village and beyond. It has easy access to the family bathroom which is only a few steps along the landing. This bedroom has the option of two single beds or they can link together to form a double if required. This adds versatility to the sleeping arrangements.
The family bathroom is newly fitted and has a bath with shower over along with WC, wash basin, heated towel rail and heated mirror cabinet with shaver socket.
A second flight of stairs leads up to the loft area where bedroom three is located. This room has a double bed and direct access to its own en-suite facilities which include a shower, WC and wash basin. This room has dual aspect windows which afford views to both the front and the rear of the house.
Roxburgh benefits from having its own parking space behind a roller shutter garage door for a small to medium sized vehicles. Parking is at the rear of the house and can be accessed from Riverside. A 7KW electrical charging unit is also available within the car port should this be required. (Please contact us directly if this is the case) In addition, there is unrestricted parking outside of the property and in the immediate area.
Please note that there are three steps up from the car port that lead to the back door of the house.
We are happy to allow one small and well behaved dog to our property at a small additional cost to cover cleaning etc. Dogs are not permitted upstairs or on the any of the furniture please.
