Our property is conveniently situated approximately 5 minutes from downtown. It resides within a vibrant community that welcomes diverse members from various walks of life, including families with young children and elderly citizens. In the vicinity, you'll encounter ongoing construction projects, renovation activities, local churches providing support to community members, Fort Worth's primary bus stop, schools, and small businesses.
It's common to observe a variety of individuals traversing the area, along with school buses and occasional roosters (not exclusively at sunrise, as their internal clocks align more closely with city life), as well as the nearby train and regular vehicular traffic. Given its proximity to downtown, our location embodies a bustling city environment rather than a rural one. If you prefer a more countryside setting, we recommend exploring options closer to areas like Aubrey, Texas.
Check-in:
Our check-in time is at 4:00 pm. Please note that early check-ins are not available. However, if you need to check in before 4 pm, you will need to book the day before. The latest guests can check in is 8 pm. After 8 pm, we will not be available for ID verification, and guests will have to wait until 10 am the next day. Please plan accordingly.
Check out:
Our check-out time is at 10 am. Please note that late check-outs are not available as our cleaning crew has a limited time to prepare the apartment for the next guest. Guests who check out after 10 am will be charged the current nightly rate plus taxes and fees. This policy ensures that our units are ready for the next guests, as our maintenance crew needs to start working on the units promptly at 10 am.
Right to Deny Entry Policy:
We reserve the right to deny entry to guests who do not respect our house rules, including but not limited to our non-smoking policy. Failure to adhere to our rules may result in denial of entry or additional charges. Guests who fail to comply with our policies relinquish their rights to refunds for any portion of their stay affected by their actions. Thank you for your understanding and cooperation.
Treat our home as if Jesus was watching:
We host people from different backgrounds, and it's part of what makes staying with us such an amazing experience. You will have the privacy and comfort of a whole 2-bedroom/1-bath apartment all to yourself, plus free parking in a gated property with security cameras and a patio with a grill. And to top it off, you will be super close to Fort Worth downtown and all the conveniences that city life provides. With that being said, we not only ask you to be respectful to our property and other guests but to treat it as if Jesus was watching. Whether you're a believer or not, let's keep things holy (or at least PG-13). After all, we'd rather not end up on God's naughty list. Treat our home with the same respect you'd give your grandma's porcelain doll collection. And if you don't have one, just imagine it's fragile and haunted by spirits. That should do the trick. We would like to stay in business and keep hosting amazing people like yourself, but for that to happen, we need everyone's help by being respectful.
Bathroom Guidelines:
We know it's different to have guidelines for the bathroom. However, some guests were not taught that flushing things like tampons, washcloths, whole toilet paper rolls, and even condoms was wrong. So please, for the love of existing, do not flush anything other than your bodily necessities and the toilet paper you use. We have a bathroom trash can with extra trash bags just for the other stuff. And please do not trash linens or towels.
Parking Policy:
Each apartment includes one complimentary parking spot inside our gated area. Additional vehicles must be parked outside the gated area on the curb or sidewalk. While some of our neighbors also utilize this parking arrangement safely, we advise guests to exercise caution and refrain from leaving any valuables inside their vehicles due to the urban setting. Please be respectful of other guests and residents by not occupying their designated parking spots. You will be notified of your assigned parking spot by the reservations concierge in the check-in message.

Security:
We love our property, and it's as cool as in the pictures. We hope you will love it so much that you will want to keep coming and choose us as your place to stay when visiting the DFW Metroplex. It is a humble abode full of charm and coziness. To secure our beautiful place, we have it fenced, with a gate and security system with cameras, in addition to a lovely property manager that lives on-site. And our reservations concierges are available from 10 am to 8 pm, seven days a week.
Non-Smoking Policy:
Our property strictly upholds a non-smoking policy, which includes smoking weed, to ensure the safety and well-being of all our guests. This includes the inside of our apartments and outside areas like the entrances, patio, and parking premises. If you need to smoke, exit the entire property, and you may proceed from the sidewalk or book a property that allows smoking. Engaging in such behavior not only poses a significant fire hazard but also compromises the health and comfort of others staying on the premises. In addition to the risk of fire, smoking indoors can result in lingering odors and potential damage to our property, affecting the experience of future guests. We urge all guests to respect this policy for the safety and enjoyment of everyone.
Extra Guests:
Our apartments are designed to host only 4 guests at a time. This is one of the reasons we do not allow parties. Our fee for extra guests is $300. You may ask "why?" Having extra guests may not allow you to enjoy the reservation as it was intended, plus causing damages to our property. Our security team looks at our security cameras every day at 6 am. If an extra guest stayed, they will notify us, and we will proceed to charge the fee. We do have other apartments on the property; please reach out to us, and if we have them available, we would love to host for the other guests too!
Parties and Quiet Times:
Parties are not allowed because our experience with all of them has been damages to our property, loud noises after quiet hours, using the reserved parking space of other guests, large groups of people, and the use of large quantities of alcohol or paraphernalia (drugs related items), all which are prohibited on our property. The safety and comfort of our guests, residents on-site, and our property are our priority that we do not take lightly. Our property quiet times are from 10 pm to 5 am. If a party or loud noises were to disturb, our onsite property manager is authorized to notify us, call local authorities, inform the reservations platform (Airbnb), and ask you to stop the disturbance. If you are looking for a property that allows parties or 24-hour disturbances, we are not the property for you, and please look somewhere else.
