Amali House is unmistakably an entertainers dream. Centrally located in West Launceston Amali House is a perfect getaway for family and friends wanting to explore the finest attractions of Northern Tasmania whilst enjoying all this home has to offer. As you arrive at the property you will be greeted by the architectural beauty of the property which combines simple lines with a stunning combination of traditional timbers and modern lightweight building materials . The property enjoys a prominant position at the top of a tall hill thus enjoys lovely suburbia views. A large triple car garage is available for your use but you should be aware that the driveway is step but there is ample turning space for you to enter and exit without difficulty. A pebbled pathway leads to the front doors that open into the spacious entry hallway. Following the marble tiles along the hallway you will find the internal access to the garage space and access to the two separate queen bedrooms. Each of these bedrooms feature comfortable queen beds and bedding and ample storage space in each of the built-in wardrobes which also boast mirror doors. Continuing along the hallway you will come to the main bathroom. This space showcases stunning floor to ceiling tiling, a spacious walk-in shower, ample storage space for personal belongings, and a generous sized spa bath where that you can relax into after a long day of travelling. Adjacent this, is the seperate laundry and an additional separate toilet. The laundry includes a washing machine, dryer, cupboard space and a basin to cater to all your laundry needs! At the end of the hallway, you will find a third bedroom with a double bed and another built-in wardrobe. Upon entering the open living/dining/kitchen area, you will be struck by the chic chef style kitchen and spacious butler's pantry. You can also step seamlessly into the indoor area to theoutdoor living via the large sliding doors that lead onto the backyard deck. Natural light and warmth saturate the space throughout the day, with stunning sheer curtains perfectly dapple the light, providing shade to the space in the warmer months. The lounge area features a large smart TV, comfortable seating and thoughtful books, games and toys for the kids. The dining space features an eight-seater dining suite, perfect for sharing meals and creating memories with your family and friends. The fully appointed kitchen includes modern appliances and fixtures, and a large island bench that incorporates additional seating space, with additional seating. You will find the adjoining butlers pantry the perfect additional space for meal prep. Integrated into the kitchen space is the access to the master suite. The light-filled space features a beautiful queen bed, a spacious walk-in wardrobe, a sliding door provides a private entrance to the backyard, and a stunning ensuite. The ensuite features sleek fixtures, impressive designs and a gorgeous walk-in shower. Choose from one of several access points to make your way onto the gorgeous timber decking area, which showcases a six-seater dining suite, BBQ, and a spacious, sunken swim spa for guests to enjoy in the summer months of November to February. This amazing space offers the perfects space for friends and family to make everlasting moments and memories. You are invited to use the space as your own, and have full access to the property. The unit to the right of the garage space is a private, separate accommodation residence. Please do not attempt to access this. We are available by phone from 8 am to 8 pm if you have any questions during your stay. We would love it if you could message us when you have arrived safely and also a message on leaving is appreciated so we can clean as early as possible for our next guests. I'm not always able to personally check the house before your arrival - I am heavily reliant on my housekeeper and I need to know as soon as possible if you and therefore I have been let down in any way by the presentation of Amali House. The cafes of Charles Street are a stone’s throw away, and you’ll be spoilt for choice when it comes to delicious brunch options. Brickfields Reserve is less than 10 minutes’ walk, a traditional square park offering a leafy oasis for exercise and picnics. All the attractions of Launceston are within easy reach, including Cataract Gorge, The Queen Victoria Museum and Gallery, and the vibrant Harvest Community Farmers' Market, held on Saturdays. Launceston is the gateway to the stunning wine trails of the Tamar Valley, and around two hours' drive from Cradle Mountain-Lake St Clair National Park – home to the world-famous Overland Track. Airport: Approximately 13 minutes drive to the airport. Public Transport: A short 10 metres walk to the nearest bus stop. **The outdoor spa is ONLY for use in the Summer months: November - February** The driveway to the property is on a very steep slope and can be difficult to drive & walk up and down and may not be suitable for guests with mobility issues For stays 28 days or longer will be required to pay an additional fortnightly mid stay cleaning charge for each 14 day period. The property has a hot water cylinder so we suggest guest stagger showers in the morning and night. The tank will last a maximum of 25 minutes before it is drained and will need to reheat. Please clean the BBQ is cleaned following use wiht the cleaning products and utensils provided. You may charge an additional cost if it is left in an unsanitary state. The gas stove in the butlers pantry is currently out of use. The cooktop in the kitchen is more than ample.
