The Space:
This beautiful, traditionally decorated home offers plenty of room for a family or group of friends. From the outside, you'll see the large window and classic brick exterior. Step inside and welcome home!
Upon walking inside, you'll first see the stunning and very large dining room table, which offers seating for eight. This area is the ideal spot for a homemade meal, complete with a chandelier and table runner. Bon appetit!
The open-concept home leads you right into the tastefully designed living room, which features two couches and a coffee table. The wood floors and archways add to the unique and timeless beauty of the home. The natural light pours in through the large windows, illuminating the space and making the home feel airy.
The second living room is a cozy and comfortable “family room”. The fireplace is framed by two long windows and a T.V in the corner. Enjoy the company of family and friends in this sophisticated yet warm space.
Just behind the second living room is a small countertop bar that opens to the large kitchen. Equipped with all upgraded stainless steel appliances, this kitchen has everything you need to prepare a delicious meal. In the center of the kitchen is a small coffee table with barstool seating for six. A convenient half-bathroom is also located on the first floor.
The first of four bedrooms offers a Queen-sized bed in a wooden bed frame. The bedroom also features a T.V. The ensuite bathroom is spacious, clean, and bright. The large bathtub is the perfect place to unwind!
The second bedroom is very spacious and well-lit by the windows. It features a Queen bed, desk, and vanity. The third bedroom offers the same amenities, but with a double/full bed. The fourth bedroom extends two twin-size beds, each practical and clean. This bedroom also features an ensuite full-bathroom, complete with essentials.
The outside deck is equipped with a grill and an outdoor dining table with seating for six. Overlooking the beautifully grassy backyard, this is a great spot for dinner al fresco, or for hanging out with the group in the sun!

CountrySide in Sterling VA is a quiet, tree-lined and family-oriented community. A sampling of the exceptional amenities here include 3 pools, 5 tennis courts, 10 tot lots, 2 basketball courts, a catch and release pond, and nearly 10 miles of walking trails. Our very favorite thing, though, is also its best kept secret - HorsePen Run Wetland Nature Preserve. This 370 acres of protected land is for CountrySide residents' and guests` enjoyment. Located roughly behind some of the nearby schools, the preserve is a true nature sanctuary, with 12 different trails of varying lengths.
Outside of CountrySide, you`ll find all the amenities and attractions necessary for a great trip, like grocery stores, movie theaters, shopping, and dining. And of course, DC is just minutes away.
This property is dog-friendly with an additional $250 fee per pet. Please let us know if you will be bringing your dog. (only dogs are permitted, sorry)
Guests have access to almost the entire home. The BASEMENT and GARAGE are not available. The owner is using the garage for storage and the basement is accessible to the owner at any time. The basement has it's own separate entrance and will not have any impact on guests stay.

🔹Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹The property must be locked and secured when guests are not in it.
🔹This building has a $25/night valet parking fee. If your stay is 27 nights or more, the fee is waived.
Mail:
Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.
Cleanliness:
This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.
We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.
If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.
Late Checkout:
Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.
If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.
Same-Day Bookings:
Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.
If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.
Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.
Internet/Cable:
Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.
The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.
Copyright Infringement:
Absolutely no illegal downloads. We will charge $50 if discovered.
Pool:
If the property has a private pool, please understand that we service all of our pools weekly. Due to our tropical surroundings and lush vegetation, it is not unexpected that debris will all into the pool. Though it may give the appearance otherwise, the pool is still clean.
Our technicians maintain the pools with the correct balance of chemicals on a weekly basis. We are unable to send them out to properties to sweep up daily debris. Pool skimmers are available at each property for guests' convenience.
If your private pool is exceptionally dirty or you find items other than vegetation in it, please contact us and we will remediate the situation.
If you are in a property with a shared pool, such as a condominium, please be advised that most condominium communities have their own pool cleaning schedules that we have no influence over. If you experience a problem other than normal daily debris, please let us know and we will make inquiries on your behalf.
Privacy:
This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.
Starter Supplies:
We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items
