-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,250. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise between 10:00 PM and 8:00 AM will result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
-Every year during low season months construction noise is possible (Sept/Oct annually) - no refunds offered for noise issues.
-Snack-Bar may be closed due to low occupancy during low Season, Sept-Oct
- Please be informed that from September 5th to October 4th, 2025, repairs will be taking place in the pool and bar area at Xaman Ha. During this period, the entire area will be closed, and there will be significant noise. We apologize for any inconvenience.
