Please note, the bed in the living room has been removed. The bedroom has two seperate beds as pictured. We inherited this location from a previous managment company and we wanted to offer for the upcoming season.

You are residing in a home located inside a hotel complex. Room service and front desk calls are not possible being a private resident unit. As you are a private guest of ours, we will greet you upon arrival and properly register you as our guest at the front desk. Check in is from 4 PM to 11PM. Check in time is strictly no later than 11PM. We do not check in guests to this location after 11PM. This will include flight delay or any arrival delay issues that may occur as a guest traveling. Consider alternative lodging if needed for you first night. You are supplied with an initial supply of toiletries, towels, and amenities. Being a resident vacation rental and unless housekeeping is scheduled during your stay these amenities inside the room are not replenished. There is a pharmacy convenience store located across the street with a large selection for personal needs. Extra services such as cleaning, towel exchange, and refresh amenities are to be requested and paid for in advance of at least 24 hours to schedule. Please enquire for pricing. Proper ID is required on arrival, booking name must match the reservation name exactly. If you have an issue please consider calling a member of our team as we are accessible throughout your stay. As much as we would love to allow a late check out it is not possible. Concierge can store luggage if needed for later departures for a minimal cost.
Direct Hotel Parking is $52 daily.

Effective inmmediently after your payment. A payment and booking for your rental constitutes an agreement to our rules and policy below. You as our Tenant will also have 24 hours to further review and cancel this booking after payment without consequence. After 24 hours this agreement and contract will be binding to our rules and policy.
Rules and Policy:
The Owner and Tenant agree as follows: Above Tenant is at least twenty-five (25) years of age (an "adult") and will be an occupant of the owner/agent property during the entire reserved dates. In addition to Tenant, other authorized occupants may be family members or friends of Tenant. Use of the premises will be denied to persons not falling within the foregoing categories. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. No key will be issued to anyone who is not an adult.
Valet parking only on premise at current rate.
In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to arrival date. If cancellation occurs 30 days or more prior to arrival date 100% of monies will be refunded with the exception of the $100.00 administrative fee. GUESTS THAT DO NOT CANCEL WITHIN THE 30-DAY TIME FRAME WILL BE CHARGED THE FULL AMOUNT. There will be no refund for early departure. In the very unlikely event we have to cancel your reservation due to unforeseen circumstances, a full refund will be made for your payment. The Owner/Agent will not be held liable for any monetary loss which may incur form the result of a cancellation of this Rental Agreement and your reservation. Please always consider vacation insurance.
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames i.e. Candle burning is not permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of smoke detector alarm.
Pets are NOT allowed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
No compensation will be given for temporary outage of electricity, internet, gas, water, cable, telephone, or resort service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
Smoking is strictly prohibited. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.

Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. Please place trash bins in FDC room for disposal.
The maximum number of occupants shall not exceed (4) people, not including a child in a crib.
Furnishings are not to be removed from the premises for use outside or in other properties.
"No pets" policy must be observed. Pets are not allowed on premises.
Smoking is not allowed in the unit.
Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
