Perfect for summer Cape Cod Beach experience! 3 houses down from the beach, plenty of outdoor and indoor space, new smart TV with cable and wifi. Private parking available for 2 cars. Please bring bedding and toiletries. We only provide mattress covers and basic bedspread. Tenant Agreement: 29 Lanyard Lane, West Dennis, MA 3 Bedrooms 1 Bath, 1 King bed, 1 Queen bed, 2 Twin beds The undersigned (tenant) agrees to the following conditions: Check in 3pm or after on start date. Check out 10am or before on end date. Tenant is responsible for full payment of the rent plus security deposit, automatically returned if no damage occurs. State, Town, and Cape Tax equates to the additional 12.45% tax collected. Rental includes access to property, trash removal, electricity, and water. Tenant agrees not to exceed the maximum occupancy of six, as established by town ordinance, day and night. The tenant must not interfere with the neighbors right to quiet enjoyment. Parties and other large gatherings are not allowed. Failure to comply will result in termination of this agreement without refund and immediate termination of tenancy. Tenant will abide by the rules of fiddlers Green neighborhood association posted in the cottages. The premises will be left in the same condition as found. Offered removed, dishes, pots and pans washed, and trash bags and put in trash cans outside. Premises should be left in broom clean condition. The tenant will be held responsible for damages and or breakage occurred during term of tenancy. Any damages or notable conditions found on arrival shall be reported to management. Tenant will supply towels and bed linens unless otherwise arranged. Tenant will supply her own toiletries and paper products. No pets are allowed and will result in immediate termination. No smoking on the property. Air-conditioning units are not allowed to be brought into property. No refunds if on any nonessential appliances are not functioning properly management will make every attempt to repair or replace ASAP. No refunds if cable, Wi-Fi, electrical, or water service is temporarily down. Refunds are not provided for noise or other annoyances created by other parties. Refunds are not provided for adverse weather or beach conditions. Management cannot guarantee specific humidity temp or hypo allergenic condition be maintained or guaranteed the absence of environmental allergens. Owner or management shall be liable to tenant, tenant’s guests, or other person for injury, Loss, or damage to any person or property on or about the premises. Tenant shall hold owner and/or management harmless and indemnify from or against all loss or damage occasions by the use or misuse or abuse of any part of or picture of the premises and from or against omission, neglect or default of tenants and/or tenant’s guests. Management or management’s agent may answer premises immediately in the event of emergency and within 24 hour notice for normal maintenance. This agreement may not be assigned or the property sublet. If the tenant defaults regarding any item in this lease, the tenant agrees to vacate upon four hours notice and to be responsible for all legal costs plus damages should action be brought to regain possession or repair loss or damage. REFUND POLICY: Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. No refunds of rent due to shortened stays. If the tenant cancels this lease prior to occupancy, the security deposit will be refunded. Requesting and reserving this property means lessee adheres to the aforementioned.
