The Graffiti Rock Beach House is a new beach home (Completed Oct 2017) that was designed to accommodate large families, guests & small event parties that has over 5000 sq feet of house and decks! The Graffiti Rock House can comfortably sleep 18 guests and directly faces the Gulf of Mexico with the best views. The house has approx. 3500 sq ft of living area, plus approx. 2000 sq ft of outdoor decks. You have the option to sun bath on the panoramic top deck while watching dolphins swim and look at the stars at night while listening to the crashing waves. The Graffiti Rock Beach House features 5 spacious bedrooms with 5 private ensuite bathrooms. The house features 2 California king master bedroom suites with gulf views, 1 queen bedroom set, 2 full size bedrooms sets in 1 room, 1 bunk room with 4 full size beds. All bedrooms come with 49" flatscreen LCD SMART TVs (Netflix, HULU, Pandora, etc.) with high-def Mediacom channel package subscription. Internet is by Mediacom 1 GB and has one wireless access point on each side of the house (2 total) with another access point (3 total) by the pool. The house is built with spray insulation and cooled by Geothermal heating and air conditioning to keep the inside as quiet and cool as possible. In addition, the house includes Rinnai tankless water heaters for unlimited hot showers/baths, gas range w/pot filler, two dish washers and many more extras. The house comes with 5.1 dolby digital surround sound system in the living room to watch movies, sporting events, NASCAR, PPV, etc. on a 55” Sony flatscreen SMART TV. The surround system also has a Zone 2 with two outside speakers located on the main deck, two on the top deck and two by the pool controlled by bluetooth, Pandora, Spotify, Apple Music, etc. The house is located 4 houses East of 18th Avienda at 1011 Ariola Drive. Located in a quiet residential area with three public beach accesses, two within a block and one right across the street. Small events will be defined as people inside or outside the house at a given time of 50 or more people which will include a non-refundable $1k event fee that will be added to the quote. Maximum of 25 guests sleeping at house. Heated pool is $75 per day and is not included in your quote.
